Deloitte Summit (400 W Georgia)

Led by OSO architects from Japan and Merrick Architecture locally, 400 West Georgia is an iconic office tower on Vancouver’s ceremonial Georgia Street. The architectural vision relies on a bold use of extensive vine plantings growing up the tower’s shifting facades. Hapa worked closely with the design team to design and technically detail these green walls so that they are practical and realistic— more than an architectural whim or greenwashing. The public realm surrounding the building needed to be fitting to the location within the Library Square district and along the grand Georgia Street. The design incorporates robust plantings, below grade tree soil infrastructure to support street trees, and a slightly sunken patio with a strong inside/outside relationship to the building’s lobby. Hapa also worked with Westbank and one of the project’s key tenants to develop a vibrant and usable roof garden on the tower’s 24th floor.

These unique pocket spaces are connected by a main boardwalk and stone sneaker pathways, allowing multiple groups to use the space at the same time-each with their own view. The boardwalk dually performs as a hinged covering over the building maintenance crane track, allowing the rooftop’s primary utility function to remain out of sight when not in use.
